Aquisition of residential property to generate income from tenants which is used to service the borrowing and cover overheads / drawings.

Commercial Mortgage Overview

Properties should have a minimum OMV £25k. LTV ranges between 70% - 80%, depending upon asset quality and number of existing properties in the portfolio.

Repayment is up to 25 years provided that repayment is capable fo being achieved prior to retirement / 70. The gross rental income of the property should be at least 10% of the loan amount. The tenancy agreement should have a minimum notice clause of 2 months or let on an AST for a fixed term of 6 months or more. Interest only period of 5 years reviewable can be considered in exceptional cases.

Docuentation Required

  1. If an existing portfolio is maintained: Schedule of current properties, incorporating open market valuations, existing mortgages, loan repayments, rental income, lease details in existence.
  2. Financial accounts, if availabe.
  3. Copy of bank statements to confirm satisfactory account operation and evidence of rental income.
